Whenever I asked my students what was the most difficult aspect to foreclosure investing, they consistently referred to “getting started.”   They didn’t know what to do first, where to go, or who to talk to.  I realized that if this book could answer frequently asked questions with concise straightforward explanations, it could remove the barriers to “getting started” and readers would feel comfortable investing.

In “Foreclosure Investing,” I demystify the foreclosure process.  I explain how to find foreclosure properties, how to negotiate with distressed homeowners, and how to structure the deals.  Learning these concepts will save you hours of time, thousands of dollars, and avoid countless mistakes.


For example, there are three main opportunities for purchasing foreclosure properties; 1) from homeowners before or during the foreclosure process, 2) at the foreclosure auction, and 3) from the lender after they’ve taken ownership of the house (“REO”).  In this book, I share techniques for taking advantage of these opportunities.  I also share plenty of useful information on how to find good deals, how to conduct due diligence, and how to create an exit strategy to assure yourself a profit.


As you read this book, keep in mind that regardless of whether real estate values are going up or down, there are always foreclosure opportunities available to you.  I say this because homeowners find themselves in financial crisis for a myriad of reasons (not always related to the economy).   In both good and bad times, people get into situations beyond their means, and beyond their control.  As a result, distressed homeowners (and lenders) need these houses sold immediately.  So even though you didn’t cause their problem, you can certainly help them solve their problem by buying their home.  In fact, by taking advantage of these situations, you can purchase houses substantially below market value.  And it doesn’t matter whether you’ve rented your whole life and long for a home of your own, or your desire is to accumulate multiple investment properties, this book will guide you down the path to successful investing.


In this book, I’ll help you put those risks and profits into perspective, as I explain how to minimize your risks and maximize your profits.
